Looks great Derek! Whole family should enjoy the place.  You can forget about the shop in the summer, looks like you are going to be mowing 24/7.

Just agreed on a price this morning... nana

http://www.smtidx.com/live/IDX/details.php?id=4036368&type=re&sort=1

Shop is even bigger than it looks in the pictures, and there's 150yds from the back deck to the property line for a shooting range.

4.5 acres, and not a single tree on the property though... first thing I'll have to do is plant some.

Closing May 22nd.

Yeah, I was thinking late summer or in the fall maybe so we have time to get settled in and make it "ours"

Maybe have all the el camino owners bring a load of sheetrock so you guys can help me finish off the shop . laughing

Jim’s right, it was worth the wait.

Looks like you’re going to need the big truck for sheetrock delivery. Have you thought about steel for the inside walls and ceiling? What is the heat source for the shop?
Time to pick out a lawn tractor and plow; you might need to start checking out those farm auctions.

Looks really nice !! I like all the Oak cabinets.

The State used to have a program to buy hundreds of pine trees for pennies each. You need about 800 for the perimeter for privacy/wind break. Don't get anything "Colorado" for pines....they are very susceptible to disease. Black Hills Spruce, Norway or White Pine are good choices.  Plant Maples around the house for fast growing shade. Might need a "planting" party there this summer. Oh yeah, gonna need 600-700 feet of hose to water them too....laughing

I just brought the '52 2 ton home from storage today. Should be able to put a whole pallet of 'rock on that...thumbsup

Do you plan to move on the 26th ? I could keep that day open to help.

Problem with doing a windbreak is that the driveway is too close to the North property line, so if we put any pines in there, the driveway will fill right up with snow. :(

Finishing the shop walls will probably have to wait a few years, as there's more important projects to do first. The shop roof is getting pretty close to its end, so that will either need to be shingled, or put steel up if I can afford it.

One great thing about the location, is that it's so close to work, I don't need to have a 2nd car for gas mileage... I'll just drive my truck to work, because the car won't even save enough gas to cover the insurance. Less vehicles to maintain, less to take up space, and less to insure, etc. I figure we'll save $300/mo on gas compared to Dexter.

Dan, you don't like my beer anyway, and you usually set yours right in front of me so I end up drinking yours instead.

You drive the extra 20 miles, and I'll provide some better quality swill. beers

Best part will be that the "party room" above the shop will work as a play area for the kids, so I will be able to work on projects while Jenna works nights & weekends.

Mitch, I'm not sure yet what the moving plans are... Jenna has Thursday & Friday off that week, and has to work 12-hour shifts during the weekend. I'll probably take Thursday & Friday off to move most of the household stuff so she can figure out where to put it all. Saturday and Sunday I'll be moving all the tools, cars, and parts, then use Memorial Day on Monday to rest.

I overlooked the fact that is Memorial Weekend. I may get commandeered to Madison that weekend. If not, I could possibly help move cars and parts on Sat with my trailer and pickup.

Derek, that looks like potential good farmland.  Could you rent out a couple of acres?

Not sure if it would be worth it for someone to farm it though.  dunno

Looks like  you are close to Pine Island.  They have a car club that has put on a show/cruise-in every other Saturday night opposite the Hasting shows.

I really can't wait to invite all of you guys to come check it out.

You have no idea how excited I am about it... never would have guessed we'd ever be able to afford such a place. I really think it would have sold for $50k more if the place had some mature trees on it.

Our gas savings will more than make up for the amount we went over our self-imposed budget.

They just sent me a list of stuff that they're willing to sell with the property... lawnmower, 4-wheeler, snowblower, 8 TVs, pool table, tables, chairs, etc, and all priced very cheap. :)

Self-imposed budgets are like New Years resolutions...........make 'em to break 'em....laughing

I wouldn't need 8 TV's but the rest would be good to get.

I'm thinking with an extra bedroom, Jenna may be planning a future family increase of the female type ????

Looks to be a bonus two car garage from the pics. It's in front of the workshop just past the house.

That was a 2 car garage that was converted to a mother-in-law apartment... the part sticking out the back is a full bathroom. I wish that bathroom was on the big shop instead, because I plan to turn that back into a garage, and don't want to heat it. It will be nice during the summer though to have a bathroom out there so we don't have to go in the house.

I don't need 8 TVs either, but it's a package deal for everything for $5k... that's what I had budgeted for just a lawnmower. I'll be looking the stuff over on Thursday during the inspection, but from what I remember, everything they had was nice. I didn't look closely at it all when we looked at the house, but the mower was a big zero-turn, Toro I think.

Let me know if it's a Toro, and I can provide some info on it.  I was the Purchasing/Materials manager in the factory that probably built it in Nebraska if it's one of the larger ones.

I'm thinking the pool table would one of the last items to go.

Price sounds too good to pass up, especially with the mower.

Lawnmower is a Gravely 252Z in really nice condition with 300 hours on it.
4wheeler is a Honda Recon ES (electronic shift)... looks nice, but it's a small 2wd. not sure if we'll keep it
Snowblower is an MTD PRO MP30 (30") that looks brand new. The paint isn't even worn off the blades yet.

They revised the list a bit... they're keeping the 50" TV, but added the foosball table, a weed wacker and a bed, and dropped the price to $4000.

We're taking the deal. ;)

That is a deal too good to pass up. The 4 wheeler would still be good to have to run down to your targets after shooting to mark them or hang new ones.

Today is the big day!!! Closing at 1:00

I drove my truck with Dad's enclosed trailer loaded with household stuff to work today, and Dad's bringing his Durango (loaded full too) with my car trailer with the Chevelle and some tools on it. Jenna's car is packed full, and Mom's picking up the kids with my car (also full). Going to dump it all off in the garage, and try to get one more trailer load tonight...

Should be a busy week. :)
