Looks very nice, you're going to like having a shop with everything in one place.

If you zoom out on the wikimap link, they must have spliced a spring and fall map together.  Very green by your place, but 100 yards west from the cart track it looks like desert cool

10 acres of woods is not part of the property, but the owner allows access to it an let them have trails mowed through it.

I used to drive by that place all the time when we lived in Blooming Prairie. It looks like a really nice place and that karting track gets pretty busy some nights.

Signing papers is on-hold for the time being... just found out it's classified a "100 year flood plain" and that the lenders may require flood-insurance. doh

 

They're working on the paperwork to get it re-classified, and we're going to hold off on signing anything until that goes through, which could be 30-60 days. In the mean time, we're not binded by anything and are free to continue looking. More delays, and the deal's not dead yet, but we're playing it safe.

Well, now things are getting interesting... we decided to hold off on signing any papers when we found that it was on a flood plain, and they immediately dropped the price to $167,000. Now, less than a week later, they dropped it again to $160,000.

Our offer WAS $160,000, minus the refridgerator

Seems they are willing to sell it to ANYBODY who doesn't care about the flood plain for the 160k.

Can you work a contingent signing ? Sign an agreement to buy it after the paperwork has been approved to remove it from the flood map. That would keep you as first buyer but able to back out if they can't get the classification changed.

Were there any buyers before you that wanted the place as well. Therfore offered more money then you? Im wondering if the buyer(s) before you got stopped with the same roadblock when they decided to take your offer.

Which your now coming to the same realization at the other buyer(s), which leaves them to drop the price if they want to sell.

There have been no other offers.

I could do a contingent offer, but that would lock us into this one and unable to act if something better comes up in the mean time.

We're really thinking about building since we can't find anything that's exactly what we want... have a couple sites in mind, both around 8 acres.

you can write whatever you want into the contract. Make sure you write in an out. If you are working with a realitor let them know what you want and if you find something better before closing you can act on it and have an out for it. This will also make them work a lot faster to get it reclassified. You are concerned because time if of the essence and really do not know if it can be reclassified. If they can not get it reclassified it will be very hard to sell. because of recent events in SE MN. Way I see it given their perdiciment you hold the cards and should be able to write in what you want. If your realitor is unwilling to see this find another. Let them know you ready to walk away.

 That's exactly what I've done. If they can get the flood maps revised, I might be interested, but there's no guarantee that they'll even be able to do it.

Is flood insurance really that expensive? Couldn't you write it in the contract that they cover it for a little while?
