Cool ! I think I may have been there several years ago, a friend used to have a racing kart and I went to a couple of small tracks that were on farms over that direction.

2 car attached garage that is heated/insulated and a 40x30 pole shed w/ concrete floor. :)
On a paved road, 1/4-mile from a Kart track
Priced where we can afford to make an offer without having ours sold.

Those trees behind it are not owned by the sellers, but the owner allows access, and even lets them mow trails back there.
The house is pretty nice. Biggest concerns are siding and windows, as they'll both need to be done eventually. 5 bedrooms, 2 bath. House is well maintained, and has a newer roof.
The 40x30 shed has 10' walls and is NOT insulated, but it does have a decent slab under it...
The neighbors kart track is still in use, and looks very nice.
We're going to go back and look at it again, and probably take my parents with before we decide anything, but we're seriously considering making an offer.

By the distance indicator on the map, the lot is about 400ft wide which would leave a length of ~ 1200ft deep to get 4 acres. That should include a large portion of the trees behind it.
High quality windows and siding get spendy FAST. We replaced all the siding with James Hardy a few years back and it cost as much as my first house in '74.
Looks like a rambler. Get any pics or an MLS listing with them ?

Found the listing. House does look nice but I am guessing an older couple live there by the furniture.
With 3.76 acres, you could put up another, larger barn off the back side of the house.

There's 43,560sf/acre, so 400x435 = 4 acres... this is a little smaller, at 395x415 = 3.76 acres.
Yeah, I was thinking 408x408 instead of 208x208. It sure would be nice if it did include the acreage behind.
I like ramblers. Much easier to get around when you get old and stiff.

Funny how you 'Northerners' call this style of house a rambler. They are ranch homes where I come from. I saw the ad calls it a ranch home too. When we relocated here 11 years ago, it took us a minute to figure out what a rambler was until the realtor explained it, and we said 'Oh... a ranch home!'.

Yeah, we're definitely keeping that in mind too. Most of the houses within our budget are from the 70s, and it seems like the majority of them are split-entry. I want to buy a place I can retire in...
Hayfield School district is very good, and the cheap taxes of Dodge County are nice too.

Yup, the 70's...split entry, green shag carpet, dark Mediterranean kitchens with orange counter tops. YUCK........I don't like split entries either. We ended up with this 2 story and some nights the 13 stairs to get to bed hurt. I keep telling my wife, I'm going to install an elevator in the stairways from the basement to the top floor.

My split was made in the mid 70's. One room had shag blood red carpet and dark cork on the one wall. Bathroom had a foiled wallpaper with butterflies on it...with two globes that hung on chains..ya that was some style.
What is the heat? Electric, propane, natural gas? Check out the well also.

LOTS of grass too. Plan on spending a few hours on a lawn tractor at least once a week. We mow about 1 1/4 acre and I started with a 12 hp, 36" deck Craftsman. That took 3 hours. After 2 years, I sold it and bought a Toro with 18 hp, 48" deck, hydro-drive. I can git-r-done in just under 2 now.

Stopped and looked at a lawn tractor at a garage sale for you today. Husqvarna with 24hp Briggs twin, 48" deck, hydro-drive with 200 hours on it for $900 !!! I dang near bought it just because it seemed so reasonable. Looks and runs like new.

Jim, This would be a little further from my parents, but a little closer to Jenna's. It's the same distance we drive now to Rochester, but a lot closer to Owatonna, and also knocks about 1/2-hour off a trip to the cities.

You get a race track as a neighbor and I wanted a place with 47 acres and a 3000 ft airstrip on the property and wife said no.

If we come to an agreement on the price of our house, then we probably will make an offer on this house.
We're going to look at another one shortly (if it doesn't sell first) for land to build on... foreclosure, 5 acres, nice ~50x80 shed, but ever other building on the site is junk listed for $49,900... one problem though, the crappy old house is "historical" because Dwight Eisenhower and Adlai Stevenson both gave speeches there to a crowd of 125,000 in 1952. Not sure if there's any rule saying we couldn't tear down that house, but we sure don't want to live in it...
Getting an offer in this market is pretty good. Ours has been up for a month or so and we've had 3 2nd showings, but no trigger pullers yet.

Just got back from looking at that "historical" place... house is a total dump, definitely not worth fixing.
They're not looking at any offers until 8 days after it went on the market... My realitor says a full-price cash offer might not be enough. Prime location, cheap price... going to be a lot of offers on it.

If that site is designated a historical site, make sure it is clear what you can and cannot do with it, this may mean checking with the historical society. Make sure you can remove the house if that’s what you want to do and not be forced to restore it.

What Dashboard said... The terminology is vague. If the house is on the "National Register of Historic Places" you're screwed... if there's just a plaque stating "A Historical Event occurred here" then you may be OK to demo the house & build. Check with the State.
I could just see it now. You get the place and find its not part of the historic place registry. So the day comes when you want to tear down the house. But the city and the citizens whine that your tearing down history so now you end up looking bad to the entire town. Not that it makes a difference but it can be the kind of trouble you dont want. Even if you are legally allowed to tear down the house.

It's not on the registry... that marker isn't even on the property. Just a salesman hyping it up as more significant than it really is.
Even if it were, some well planned uh... "structural damage" would take care of it easy enough.

We know we're losing our butts on this one, but the whole market is down so we know whatever losses we take on this we'll make up on whatever we buy.

I hate realtor games. When we sold our other house to buy this one, I had HUGE signs on the washer and dryer that they were NOT included. The B!tch that represented the eventual buyers convinced them she would get them included AND at a low ball price. When I saw the offer, she and her people heard my answer thru the closed door. I said she could rot in hades before she got those appliances or the house. My realtor gave us the money out of his commision for new appliances here and we did come down a little to make the sale.
